1. The remote-worker phantom listing. A well-photographed property is advertised at a below-market rent to attract remote workers relocating from Dublin. The “landlord” is unavailable for an in-person viewing and requests a deposit to hold the property sight unseen. Never transfer money before physically entering the property.

2. The extra-deposit request. Particularly in the private landlord sector, some advertise with requests for two months’ deposit as “security.” The legal maximum in Ireland is one month’s rent. Report requests above this threshold to the RTB.

3. The out-of-RPZ repricing. Because Waterford has a mixed RPZ/non-RPZ geography, some landlords in non-RPZ areas present annual increases substantially above 2% as normal practice. They are legal in non-RPZ areas — but renters sometimes sign leases without realising their address is outside the RPZ boundary. Always verify RPZ status on the RTB map before signing.
