How to rent in County Wicklow, step by step

The Irish rental process applies in Wicklow as everywhere. On the DART coast, the pace is close to Dublin’s: respond fast and be ready to decide on the day. Inland Wicklow moves more slowly, but the same preparation principles apply. The seven steps below work for both markets.

  1. 1 Choose your market first: coast or inland Decide whether daily DART commuting is a requirement before you start searching. If you can commute twice a week or work remotely full-time, inland Wicklow at €500–€700 a month less per property is a substantially different financial proposition. Set your search area accordingly.
  2. 2 Budget for rent plus one month’s deposit One month’s rent is the legal maximum deposit under the Residential Tenancies Act 2004. Add €200–€400 for utility set-up and moving costs.
  3. 3 Build your application PDF before you view Passport, PPS number, three payslips, three months of bank statements, and a landlord reference — all in one clearly named PDF. Many Wicklow landlords self-manage; a professional application stands out clearly.

1. The phantom coastal property listing. A real Bray or Greystones address — often a sea-facing apartment or a seafront terrace — is listed at a rent that looks like a bargain to Dublin-based searchers unfamiliar with Wicklow prices. The “landlord” is abroad and requests a deposit by bank transfer to “hold” the property without a viewing. Never transfer money before physically entering the property and confirming the person showing it has a legal right to let it.

2. The two-month deposit request. The legal maximum deposit in Ireland is one month’s rent under the Residential Tenancies Act 2004. Some Wicklow landlords — particularly self-managing rural landlords unfamiliar with recent legislation changes — still request two months. Refuse, cite the Act, and if the request persists, report it to the RTB.

3. The commute-math illusion. Wicklow Town is approximately 75 minutes from Dublin city centre by car on the N11 during morning peak hours — not the 45 minutes sometimes cited for off-peak travel. Arklow is 90–100 minutes. If you are considering inland Wicklow for a daily office commute, drive the route at 8am on a Tuesday before signing a lease. Remote workers and occasional commuters are unaffected by this, but daily commuters frequently underestimate the N11 peak-hour reality.
