1. The phantom village house listing. A real Dundrum address — often a semi-detached near the Luas or a period terrace in Churchtown — is listed at a below-market rent by someone who does not own or lease it. The “landlord” is abroad and requests a deposit by bank transfer before any in-person viewing. Never transfer money before you have entered the property and confirmed the person showing it has a legal right to let it.
2. The RPZ exemption claim on tower apartments. Some landlords in newly completed Dundrum apartment blocks claim their unit is exempt from the RPZ cap as a “new-to-market” letting and quote rents significantly above comparable units.
