How to rent in Tallaght in 2026 — Dublin’s largest suburb, honestly priced

Tallaght is Dublin’s most populous suburb and one of the best-value rental areas inside the M50. The Luas Red Line connects it to the city centre in 35 minutes; Tallaght Hospital, TU Dublin’s Tallaght campus, and one of Ireland’s largest shopping centres anchor local employment and demand. Rents sit 25–30% below south Dublin coastal equivalents for the same floor area.

  1. 1Set your budget including one month’s depositBudget for rent plus the one-month deposit cap set by the Residential Tenancies Act 2004. Add €150–€300 for utility set-up fees and bin charges, which most Tallaght landlords do not cover.
  2. 2Prepare your application PDF before viewingPassport, PPS number, three payslips or employment contract, three months of bank statements, and a landlord reference in one PDF. TUD Tallaght students can substitute payslips with a CAO letter and evidence of grant.
  3. 3Set alerts on Rentumo and respond the same dayWell-priced apartments near the Luas stop let within 48–72 hours. Same-morning responses to your Rentumo alerts give you a realistic chance of a viewing before the property goes.
  4. 4View in person and check the BERAll advertised rentals must display a Building Energy Rating certificate. Older Tallaght semi-detached houses can have D or E ratings; budget €150–€200 per month for heating in winter if the BER is below C.
  5. 5Submit your pack the same day as the viewingEmail your PDF immediately after the viewing. Agents handling multiple viewings will offer to a prepared applicant ahead of one who promises to send documents tomorrow.
  6. 6Read the lease and check notice periodsStandard 12-month fixed term in Tallaght. Check the break clause, notice period from both sides, and utility responsibilities. Citizens Information provides a plain-language tenant rights guide.
  7. 7Confirm RTB registrationYour landlord must register the tenancy with the Residential Tenancies Board within one month. This gives you access to free dispute resolution.

Avoiding The Traps

Three Tallaght rental scams to watch for

2. The illegal two-month deposit. A landlord asks for two months’ deposit “because the property is in high demand.” The legal maximum is one month’s rent, regardless of demand. Refusing is your right; if the landlord insists, look elsewhere and report the request to the RTB.

3. The RPZ rent that isn’t. A property is advertised at a rent that exceeds the RPZ-compliant level from the previous tenancy. Ask for the previous tenant’s rent and move-out date. If the gap is more than the 2%/year cap allows, the advertised rent may be illegal.

If it happens to youReport scam listings to An Garda Síochána via the Garda online report. Report deposit or rent issues to the RTB free of charge. Use “Report this listing” on any Rentumo property page.

Common Questions

Questions readers ask about renting in Tallaght

How much does it cost to rent a 1-bedroom apartment in Tallaght in 2026?+

In 2026, a 1-bedroom apartment in Tallaght typically rents for €1,500 to €1,900 per month. Town-centre apartments near the Luas stop command the upper end; older apartments in residential estates further from the line sit at the lower end. Rentumo’s aggregated feed shows the full live range.

How long does the Luas take from Tallaght to the city centre?+

The Luas Red Line runs from Tallaght (The Square) to O’Connell Street in approximately 35–42 minutes, stopping at Connolly in roughly 40 minutes. Services run every 5–7 minutes at peak. The cross-city extension connects the Red Line to the Green Line at St Stephen’s Green.

Is Tallaght a good area to live in Dublin?+

It depends entirely on which part of Tallaght. Knocklyon and Firhouse are consistently rated highly for family living — excellent schools, green spaces, and low crime. The town centre is good for convenience and young professionals. Some older flatted estates closer to the inner areas have more mixed reputations. Rentumo’s neighbourhood data can help you compare specific streets.

What is the deposit cap for a rental in Tallaght?+

One month’s rent maximum, under the Residential Tenancies Act 2004 (as amended 2021). This applies throughout Ireland, including Tallaght. Any landlord requesting more is breaking the law.

Can I claim the Rent Tax Credit if I rent in Tallaght?+

Yes. The Rent Tax Credit (20% of annual rent, up to €750 per person per year) applies to all qualifying private tenancies in Ireland. Claim it through Revenue’s myAccount.

Are utilities included in Tallaght rents?+

Most Tallaght rentals exclude utilities. A typical one-bed apartment costs €80–€130 per month for electricity and gas, plus €40–€55 for broadband. Older houses with low BER ratings can cost significantly more for heating.

Life Here

Living in Tallaght in 2026

Tallaght is home to approximately 80,000 people, making it the largest urban centre in South Dublin County and one of the largest in the entire Dublin metropolitan area. It grew rapidly from a small village into a major suburb between the 1970s and 1990s, which means a large part of its housing stock is 30–50 years old — with newer infill development concentrated around the town centre.

Tallaght University Hospital employs approximately 3,500 people and is the dominant employer. TU Dublin’s Tallaght campus (merged into TU Dublin from former IT Tallaght) serves several thousand students. The Citywest business park, adjacent to the Citywest Luas stop, houses Vodafone, MSD, and a cluster of pharmaceutical and tech support operations.

The M50 ring road connects Tallaght to the airport and every other Dublin suburb without passing through the city centre — a genuine advantage for renters who drive. The Square is one of Ireland’s three largest shopping centres, and the redevelopment of Tallaght town centre over the last decade has added a Civic Theatre, a new library, and improved public realm that has changed the feel of the central area considerably.

Moving From Abroad

Tallaght draws international workers to MSD, Vodafone and the Citywest cluster, many relocating from the Netherlands, Germany, and the UK. If you are winding down a tenancy in any of those markets, Rentumo covers them all.
