The “landlord” is unavailable for in-person viewing and requests a deposit or holding fee by bank transfer to “secure” the property. Never transfer money before physically entering the property and confirming the person showing it has a legal right to let it.
2. The two-month deposit request. The legal maximum deposit in Ireland is one month’s rent under the Residential Tenancies Act 2004. Some Finglas landlords — particularly self-managers unfamiliar with recent amendments — ask for two months, sometimes framing it as “first and last month.” Both framings are unlawful. Refuse, cite the Act, and report to the RTB if the request persists.
3. The above-RPZ asking rent. Some Finglas landlords advertise rents that exceed the RPZ cap — either because they are unaware of the rules, or because they are testing the market.
